Tiba Paradise

I don't need to sell you too hard on Tiba Paradise - you'll know from your experience of selling the other Tibas that they pretty much sell themselves. For any client for whom price is the most important factor, the Tibas are practically impossible to beat.

Tiba Paradise benefits from having a larger pool than its predecessors. It does have a couple of disadvantages versus the other Tibas though. Firstly it's further from the beach than the other Tibas (apart from Heights). Secondly, it's going to have other buildings close to it on either side and, the main entrance looks towards some local housing. There isn't going to be a lot of light onto the pool area either.

Therefore, don't forget about the other Tibas where there is still some availability of all sizes of apartments apart from studios.

From past experience, the one-beds on Tiba Paradise will be the first to sell out as this development is mostly studios. In this case, try and sell adjacent studios - prices are not so different and the developers are happy to make the conversions and provide plans for the clients.

The Jungle

The Jungle should be an interesting choice for any client for whom the Tibas and Isidas are either too far from the centre of Hurghada or else they are lacking in facilities as The Jungle offers all of the features of a resort.

While more expensive than Blue Horizon Holiday Resort (at least for cash buyers), The Jungle offers is more central and closer to the sea, also benefiting from a private beach not far from the resort.

The Jungle should also be an interesting project for investors as it is probably the cheapest project on the market which offers a Guaranteed Rental Scheme - 5% per annum for five years. It also benefits from a very attractive payment plan, with just 25% deposit rather than the standard 40%, with the balance over two years (six months after the resort is due for completion).

Due to these advantages, The Jungle is a good addition to our portfolio.

Tropicana Residence

At Hurghada's Club Tropicana, drinks aren't free. However, one thing that is not missing is the sea, because it's possible to see it from Tropicana Residence's communal roof terrace and gardens. But, don't worry, you can certainly suntan.

Tropicana Residence is located in Hurghada's popular Hadaba/Sekalla area, right in the heart of the town. This is where many of Hurghada's workers and residents on a budget live because it brings most of central Hurghada into walking distance. It is, therefore, the perfect choice for any buyer with a Tiba budget who needs to be right in the centre of town.

Although Tropicana Residence doesn't have a full-sized pool, there is a jacuzzi on the roof for cooling off while admiring the sea views.

Tropicana Residence is an excellent choice of development for investors as well. There is a tremendous demand for longterm rentals in this part of Hurghada due to its central location and, because of the low buying prices here, rental yields of 10-15% are easily achievable.

Samra Bay

Samra Bay fills a gap in the portfolio for a high end development located on the firstline and also situated right in the heart of Hurghada. Prices are similar to Sahl Hasheesh, but there are some clients who are less interested in Sahl Hasheesh due to the fact that it will be a while before there is a lot to do there. Samra Bay offers all of the town's facilities right on their doorstep in the upmarket part of the 'New Touristic Centre'.

There are two blocks at the resort currently on sale. Abrim Residence is aimed at lifestyle buyers. It occupies the best location on the plot closest to the beach and is priced unfurnished.

The other block, Malaki Club, is very much geared towards serious investors. One of Samra's major USPs is the fact that it is currently the only development in Hurghada - perhaps in Egypt - which can be bought as part of a SIPP.

It is also a good investment for conservative buyers who are averse to any risk. The developer is one of the most experienced in Hurghada, this being their fifth project. The Guaranteed Rental Scheme, which offers 55% returns over eight years and a 125% Buyback Guarantee also after eight years might not be the most generous on offer today, but it is the most secure as the deals are guaranteed by the Bank of Abu Dhabi.

Prices given for Malaki Club are given for apartments supplied on a full turneky basis.

So, if you have a client with a decent budget who is looking for a hassle-free and risk free investment, Samra Bay could very well be the right choice for them.

Tiba Star

It's been a long wait, but we are pleased to say that the fifth development in the incredibly popular Tiba series has now been released in the form of Tiba Star.

Located imediately adjacent to Tiba Towers 2, Tiba Star shares all of the advantages of its sister projects and also benefits from a larger pool.

Realizing that the strongest demand is for the cheapest studios, Tiba Star is comprised mostly of the smallest possible units. This is great, but the development has been such a long time coming that there are now only a few one-bedroom apartments available in Tiba Garden and Tiba Palace, so these are likely to run out soon if your clients aren't quick to buy.

Blue Horizon Holiday Resort is a very nice development which fits a few interesting niches in the marketplace.

The first group of buyers for whom BHHR should be of great interest is cash buyers. The Tiba projects offer no cash discount at all any more and Isida Joya offers just 5% so, although both developments are cheap, cash buyers aren't getting the best deal.

The first 50 cash prices at BHHR get a massive 50% cash discount, which means that buyers are getting a mid-price apartment for the price of a low-price unit and they will see 100% capital appreciation over the course of just a few months.

The second group of buyers for whom this should be an interesting project is families. BHHR contains more facilties than any other development in its price range - a lot more options than simply one smallish pool and a bit of garden. The developers really have thought of everything with this development. The fact that they are only building on 20% of the land means that there will be plenty of open space too - no worries about being overshadowed by any other development. There is a lot more to do in the vicinity around the resort as well including the biggest shopping mall in Hurghada - a definite advantage over 'Tibatown' where all of the facilities are still at the 'coming soon' stage.

Finally, BHHR should also be interesting for investors. Not only are they going to see the massive capital increase already mentioned, but they can also join the company's rental pool which will be run by a major UK company. In other affordable developments, buyers will need to arrange their own rentals, but at BHHR buyers can simply join the rental pool and the management company will take care of the marketing of their units for them.

In summary, BHHR is a very strong product which will appeal to many clients for whom the other products in our portfolio might not be of interest.

Isida Joya

Isida 1 followed the 'pile 'em high; sell 'em cheap' philosophy which proved to be so successful with the Tibas and, if anything, were more successful, selling out all of the best units in just a few weeks. With just a few large units left on Isida 1, the developer is launching their follow-up project now in the form of Iside Joya (Joya means Jewel in Egyptian).

Realizing that, the smaller and cheaper the apartments, the quicker they sell, Isida Joya consists mostly of studios. The two super-tiny and super-cheap units for under GBP6,500 went in a matter of hours, but there is a good stock of studios left in the GBP7-8,000 range which should last for a while.

There are few one-beds here and most of them are quite large, so bargain-bunting clients might be better off going with Tiba Garden if they are looking for small and affordable one-beds.

There are no two-bedroom apartments on this development at all. If clients are looking for a two or three-bedroom apartment, it should be possible to combine two or more units to create a bespoke unit for them. Please email us for details.
