Tiba Towers 2

Tiba Towers 2 is one of the best value developments that we have ever featured and so we are expecting very big things of it.

The combination of small unit sizes, a low price/m2 and a generous payment scheme makes this development affordable to most people who have started to take an interest in overseas property, as it is possible to purchase with just GBP5,200 down followed by monthly payments of around GBP320 for a period of 24 months.

Tiba Towers 2 is rare in that it is possible for clients to get the keys before they have finished paying all of the installments.

We have checked the developer of this project very carefully and have no reservations that this project might fall into financial problems as he is cash rich following being paid off from his involvement in one of Hurghada's largest developers. He has recently finished Tiba Towers 1 in the centre of Hurghada and has demonstrated a very high level of finishing for his projects that can be shown to clients.

Even before the project was officially launched, one third of this development was sold out through word of mouth alone - another sign as to what an excellent deal this is for buyers on a limited budget.

Maraqia Sharm

Maraqia is a very similar project to Monna Resort as they are located very close to one another, have a similar number of facilities on site and have similarly sized units at the same price/m2.

The main difference between the two developments is that the first phase of Maraqia is now very close to completion, whereas Monna is still over a year away and so is very much an offplan project.

This gives potential buyers two options, with those clients wishing to take delivery of their units faster being able to choose Maraqia, while those wishing to pay over a longer period of time can choose Monna.

Monna Sharm

With Sharm el-Sheikh being better known as a holiday destination than Hurghada, there will always be a number of clients who prefer to buy in Sharm no matter how attractive the deals are in Hurghada.

Prices in Sharm tend to be higher than in Hurghada which has been a barrier to sales in a lot of instances as prices were simply outside the reach of many clients.

For these clients who love Sharm but have limited resources, Monna Resort is the ideal development for them due to the fact that prices/m2 are low and unit sizes are small - the result being that it is now possible for buyers to purchase in Sharm for as little as GBP23,000 for the first time in many years.

Although Monna is very affordable, this is not to say that it is a poor development. The resort has all of the facilities that one would expect from a world class resort, and excellent long-term capital appreciation is guaranteed from the fact that a vast new luxurious international tourist town is being built right next to the resort.

Monna is the fastest selling development in Sharm right now - hardly surprising considering all of its advantages.

Diamond Residence

Diamond Residence is, like Cleopatra Resort, a project for buyers on a budget. especially those looking for a one-bedroom apartment, as the majority of units in this development are of this type.

The project is located in one of the very best locations in the up-and-coming new area of Al-Ahyaa and is located within a few hundred metres of Oasis Resort and Royal Beach. It is one of the closest developments in the area to the public beach.

Today more and more buyers are wary of buying offplan developments at an early stage, wanting more security. Diamond Residence is perfect for these buyers as the exterior of the building is now complete and handover is just a few months away.

Cleopatra Resort

Cleopatra Resort is an exciting project aimed at the budget end of the market.

All too often we get inquiries from clients whose budgets are not sufficient for them to buy the type of unit that they are looking at because prices in Egypt have gone up so much over the past four years.

Cleopatra Resort rolls the clock back a few years though, offering prices that have not been seen in a long time due to a combination of small unit sizes together with low prices/m2. Due to this combination, it is possible for buyers to get a studio for under GBP12,000, a one-bedroom apartment for under GBP13,000, a two-bedroom apartment for under GBP24,000 and a three-bedroom for under GBP39,000.

Quite remarkably for a development offering apartments at such low prices, it has a full range of facilities as can be expected from a proper resort and it is also in a good, central location within Hurghada. It is located just 100m from a public beach and many of the units have seaviews.

Royal Beach

Royal Beach is the same project that was released under the name of Regency Beach a couple of years a go - a project that seemed to be on indefinitely hold up due to the length of time that it took to get all of the permits for this development in place.
